Theory Design custom interior creation near Estero
Theory Design has announced the creation of a custom oceanfront home interior by Seagate Development Group in Miromar Lakes, Florida. It offers over 4,900 square feet of living space and includes three bedrooms, five and a half baths, and an oversized two-car garage. The design features a clean-lined California coastal concept, exterior selections, a story-style exterior living space, and an overall interior brought together by the landscape inspired by the Outdoor Productions lifestyle. This custom home also features an architectural design by RG Designs.
The exterior debuts with gray tiles, black railing and shutters, white bodywork and trim, black windows, and a modern black front door with clear glass cutouts. From the driveway entrance and parking lot, one accesses the ground floor with a lower foyer to the owner’s workout studio and a private bathroom as well as a beach patio and spiral staircase.
On the open concept main floor, there will be white interior doors, black door hardware and wood floors. One can enter directly into the large room with a tongue-groove ceiling, a kitchen with island and a dining room with a bar or make detours to the second master suite, a guest bedroom, bathrooms. ‘guests, two dressing rooms and a powder bath with a floating vanity. The gourmet-style island kitchen will be equipped with a coffee bar, pantry, two dishwashers, 36-inch column refrigerator, 24-inch designer freezer, and a 48 inch freestanding gas range. The farmhouse sink is a single bowl. Appliances will include Wolf, Sub-Zero and Cove. These accompany a Sub-Zero top-mounted, lower-bar mount freezer. The cabinets will be backless for functional storage and in front of the crosspieces. The outdoor living space includes a freestanding kitchen with weathered graphite, tall bar, countertop pizza oven, Lynx gas grill with vented hood, U-Line refrigerator and charcoal sink. A custom pool and spa with a fire bowl as well as a pool tub with a pedestal sink, solar shelf, planters, and a covered veranda with artificial turf complete this scenic space.
The second level of living begins with his office on one side of the hallway and a piano room on the other. These are followed by a laundry room, a third ready-to-use dishwasher in a morning bar equipped with a U-Line beverage center, dressing rooms for him and for her, bathrooms. for him and for her, and a master suite, which grants access to a paved privacy terrace / balcony with stepping stones on either side. Its tub will feature a tub, Rain showerhead, and white cabinets, while its tub will feature a walk-in shower and dark cabinets for contrast.
This bespoke house is expected to be completed in the fall of 2022.
Additionally, Theory Design created the interior of a custom home that Seagate Development Group recently completed at the Esplanade Lake Club. The bespoke kitchen is adjacent to the great room and has been extended to the dining room. This custom floor plan also includes a powder bath, guest bath, and relaxation / entertainment area – which offers comfortable seating and access to the outdoor living space.
In the entrance hall you will find custom painted porcelain tiles. Upon entering the Great Room, this flooring transforms into 10-inch-wide oak wood – which is carried throughout the living space and installed in unique layers to define each area. A custom tray ceiling has the same oak as the floors, while a custom entertainment wall contains a TV and entertainment unit as well as a wall niche for custom artwork.
The custom kitchen has been expanded for more display and storage of memorabilia as well as valuable travel collections. Clean-styled custom cabinetry with a rich espresso wood finish, custom quartzite countertops and a full height backsplash complete a custom oak range hood. The wet bar accommodates a built-in pop-out style coffee and espresso bar. All plumbing fixtures are in a dark bronze finish, along with matching light fixtures and ceiling fans. There are wood plantation shutters at the front of the house.
The outdoor living space – lined with natural stone pavers and waterline tiles – features a tongue-groove tray ceiling with a nickel space in wood tones and large bronze ceiling fans. An integrated and personalized kitchen is equipped with a grill and an outdoor beverage center. There’s even a custom storage cabinet in the pool tub. The master bedroom – with large windows and French doors – debuts with a custom platform bed. The headboard is fixed to the wall and additional storage can be found under the bed. Meanwhile, the wardrobes of this house are fully personalized with integrated and organizational systems. The master bathroom accommodates double vanities as well as a large walk-in shower with safety rails and folding seats, a walk-in bathtub and custom wood plantation shutters. The powder bath offers a custom cabinet as well as bronze sconces and light fixtures.
Last month, Seagate unveiled a custom home in Talis Park with interior by Theory Design. With 3,900 square feet of living space, it features a gray and white exterior as well as black accents. This includes double iron doors, black shutters and windows, and white and charcoal pavers, among other finishes. A characteristic swimming pool with LED bubblers and springboards, as well as plantings for a textural contrast, complete the exterior.
Beyond the front doors, there is a large foyer which leads to a large room. It is an island kitchen with a bar and a dining area. Other features include a wine room, a pantry with a second refrigerator, a powder bath, and a VIP guest suite that completes the first level of living. Lightweight wire brush style European stitched oak flooring and polished chrome finish door hardware will be found throughout the home. Some of the house’s more distinctive features include a future generator block, a whole house central vacuum system, and a jar filler that will double as a waterspout for the dogs. The two-level outdoor living space reveals a covered veranda, infinity pool, water wall, spa, solar shelf, pool deck with LED bubble tray and pool tub as well as ‘a lower terrace with a fireplace. An outdoor kitchen with a dark finish completes this space.
Taking the elevator or the stairs to the second floor one will find the remaining guest bedrooms and baths, a morning bar and a master suite with a sitting area that leads to the large terrace. A flex / loft space is right next to this terrace.
This bespoke house will be completed in 2022.
